Hidden Fees To Lookout For When Renting Self-Storage
Storage pricing can be hard to compare, because the monthly rate is only one part of a storage bill. Deposits, admin fees, insurance, a lock, and the length of the billing cycle all change what you pay across a year, and policies vary from one provider to the next. At XYZ Storage, there are no hidden fees: no deposit, no admin fee, rent prorated to the day, monthly billing, and no term commitment. Here are the questions to put to any self-storage provider before you sign, with our answer to each.
What should you ask a storage provider before you sign?
Eight questions will tell you almost everything a storage unit will cost over a year. Get the answers before you put a card down.
- Deposit or admin fee: Is anything charged at signing beyond your first period of rent?
- Billing cycle: Is billing monthly or every four weeks? The cycle decides how many charges land in a year.
- Proration: Is rent prorated on move-in, and are unused days refunded when you move out?
- Term and notice: How long are you committed for, and how much notice do you need to give before you leave?
- Rate changes: When and how can your rate change after move-in?
- What’s included: What comes with the unit, and what’s sold separately, including the lock and the access system?
- Insurance: How is contents insurance arranged, and what does it add to your monthly total?
- Missed payments: What happens if a payment is late, and is that process written into the agreement?
If you’d rather work through them with a person, our storage experts can answer all eight for the unit you’re considering.
Does XYZ Storage charge a deposit or an admin fee?
No. XYZ Storage doesn’t charge a deposit or an admin fee. Reserving a unit is free, and you pay when you move in.
Your bill is made up of the rate for the unit, contents insurance if you take ours, and anything optional you add, such as boxes or a truck. Published monthly rates by unit size are on our pricing page, and your location can confirm the current rate for the size and category you want, along with what each line on your quote covers. If you’re comparing several providers, our guide to comparing Toronto storage prices without calling takes you through the rest.
How does your billing cycle change what you pay in a year?
XYZ Storage bills monthly, which means 12 charges a year and a billing date that stays put. The cycle is the same at every location, so your annual rent is your monthly rate multiplied by 12.
A four-week cycle works differently. Fifty-two weeks divides into 13 four-week periods, so four-week billing produces 13 charges a year instead of 12. That 13th charge doesn’t show up when you compare two monthly rates, so check which cycle a provider uses before you compare quotes.
We’ve set monthly and four-week billing side by side if you want to see the full calculation, and our savings calculator will run the difference on your own quote.
Is rent prorated when you move in and move out?
Yes. XYZ Storage prorates rent to the day, on the way in and on the way out. If you move in on the 20th, you pay for the days you have the unit rather than a full month. If you move out partway through a paid month, the unused days are refunded.
That helps most when your dates are uncertain, such as during a renovation, a gap between leases, or a job that could wrap up sooner than planned. Your move-in and move-out don’t have to line up with a billing date.
If your dates are still moving, tell your location and they’ll show you what your first and last bills will look like.
How long are you committed for?
There’s no term commitment at XYZ Storage and no notice period to serve before you leave. Your unit runs month to month, and you can reserve one online before your dates are settled.
Combined with proration, that means a short stay costs only the days you use. If you’re not sure how long you’ll need the space, our team can help you choose a size and a category.
Can your rate change after you move in?
At XYZ Storage, there’s no price increase for your first 12 months from move-in. When you compare providers, ask how long a quoted rate holds, not only what it starts at.
The other thing that changes what you pay is the size of your unit. If it turns out to be the wrong size, our right size guarantee lets you move to one that fits at no charge, so you aren’t paying for space you don’t use.
What is included with your unit, and what is sold separately?
XYZ Storage units are priced in three categories, Basic, Value, and Premium, and the category decides how much comes bundled with the unit. Everything listed as included below applies whichever category you choose.
| Included with every unit | Available separately |
|---|---|
| App access to gates and doors through StorID, at no extra charge | Contents insurance, starting at $22.60 a month, including HST |
| Payments through the customer portal | A lock, which you can bring with you or buy at your location |
| Wi-Fi and coffee at your location | Boxes and packing supplies |
| On-site moving dollies | Truck rental, from $29.95 a day plus $0.49 per kilometre, for drivers 25 and over |
Value units sit closer to the elevators, docks, and entrances, and add 24-hour access and half-price truck rental for your move-in. Etobicoke Lakeshore runs on our standard published hours. Premium units take the closest spots to those same access points, and include a free lock and free move-in truck rental.
To see what each category includes at the size you need, ask your location.
How does contents insurance show up on your bill?
Contents insurance is a separate line from your rent. That’s standard in self storage, not something particular to XYZ Storage. A facility’s own insurance covers the building, so your personal property isn’t insured by the storage facility for loss or damage. Insurance for your belongings is either your own policy or a policy bought with the unit.
Ours starts at $22.60 a month, including HST, for $5,000 of protection, and it includes fire, water damage, and theft.
| Insurance amount | Monthly total, including HST |
|---|---|
| $5,000 | $22.60 |
| $10,000 | $28.25 |
| $15,000 | $45.20 |
| $20,000 | $62.15 |
| $25,000 | $79.10 |
| $30,000 | $96.05 |
Your home or tenant policy may already include some off-site coverage. Most personal policies that include it have a 30-day storage limit, so check yours against how long you plan to store. Our team can help you match the insurance amount to what your belongings would cost to replace.
What happens if a payment is missed?
Payment terms at XYZ Storage are set out in your rental agreement. Our storage experts can go through them with you before you sign, including how your billing date and payment method work on the customer portal. Whichever provider you choose, get this one answered in writing.
If your circumstances change or a card expires, contact your location early rather than waiting for the next bill. You can reach us through the help centre or by calling your location directly.
How do you get the full monthly figure before you book?
Ask your location for it. Give them the unit size, the category you’re considering, and your move-in date, and they’ll give you a monthly figure that includes insurance. If you’re still working out the size, our guide to choosing a unit for a Toronto condo or house can help.
If you’d like those numbers in writing, contact us and we’ll put them together for you.
